When it comes to buying mortgage leads, there are many good companies out there for you to research, and many avenues to travel down when considering which lead type will work best for you.

While working as a loan officer, I dealt with my fair share of mortgage lead companies. Along the way, I bought my leads in bulk, I bought them fresh, and I bought them with a live transfer.

Researching lead companies is an important aspect when deciding to invest in one, but lets be honest with each other, we really don't know what we are getting until we begin to purchase them.

In this article I want to let you in on something that the top home based business people know. It took me a while to learn it and be comfortable with it. That concept is sorting vs. selling.

What do I mean by that? I mean that whatever home based business you are in, you must somehow contact people and communicate with them. If you are thinking that you have to find people and convince them to join your business, good luck!

If you have a business that has a higher entry level, say above $1000, you are not going to get someone who has no goals and a poverty mindset and get them invest over $1000 in a business. If you are a loan officer or mortgage broker, either working with, or considering working with leads from a mortgage lead company. Here are a few tips on how to close more deals.

For starters, if you get an answering machine, leave a short, informative, detailed message about a rate and product that you believe they will be interested in.

The key here is to leave your customer hanging a little bit in order to tempt them into calling you back.

This is very important because most mortgage lead companies will sell their leads up to five times and your customer may already be working with your competition and not feel the need to call you back.

Why is it that so many MLMers never get around to making an stable and recurring income you ask? First of all this type of business is called Network "Marketing", so how many network marketers you know actually have a marketing degree? Probably none, or if you do, are those people applying what they learned in school correctly? And even if they are great marketers, do they know how to close a sale? Large promise is the soul of promotion. Stay awake too late on any night of the week and the masters of large promise will dazzle you. They'll promise that you can lose weight, slice through cans, clear your skin, buy $0 down real-estate and other small miracles among a blizzard of ads that make large promises.

If you are looking for internet mortgage leads in quantity, or bulk, you will get a heck of a lot of leads for your money. But for the most part, these leads you purchase in bulk, have been recycled, or sold from lead company to lead company. Some are even more than a year old.
